1. About IRIZ Platform

IRIZ Platform is a construction management software operated by IRIZ Builders and Architects, registered in Kerala, India. The platform provides tools for BOQ generation, permit tracking, 3D design requests, and project management for construction projects in Kerala.

2. Eligibility and Accounts

To use IRIZ Platform, you must be at least 18 years of age and have the legal capacity to enter into a binding agreement. By registering, you confirm that all information you provide is accurate and complete.

You are responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account. Notify us immediately at info@irizbuilders.in if you suspect any unauthorised use of your account.

3. Services Provided

IRIZ Platform provides the following services to registered users:

• BOQ & Estimate Generator: Auto-generation of bank-formatted Bills of Quantities and construction cost estimates for Kerala projects
• Permit Tracker: Real-time tracking of building permit applications with Panchayat, Municipality, and Corporation bodies in Kerala
• 3D Design Request Portal: Submission of project requirements and delivery of 3D elevation and interior renders
• Project Dashboard: Milestone tracking, payment schedule management, and document storage for active construction projects

Service availability and features may change over time. We will notify users of significant changes.

4. User Responsibilities

When using IRIZ Platform, you agree to:

• Provide accurate and complete project information, plot details, and documents
• Not use the platform for any unlawful purpose or in violation of any applicable regulations
• Not attempt to gain unauthorised access to any part of the platform or other users' accounts
• Not upload malicious files, spam, or content that infringes third-party rights
• Ensure that documents submitted for permit processing comply with applicable Kerala building regulations

5. Fees and Payments

Certain features and services on IRIZ Platform may be subject to fees. Applicable charges will be clearly communicated before you commit to any paid service. All prices are in Indian Rupees (INR) and inclusive of applicable taxes unless stated otherwise.

Payments are processed securely through third-party payment providers. IRIZ does not store full card or banking details on its servers. Refunds are subject to our refund policy communicated at the time of purchase.

6. Intellectual Property

All content, software, design, and technology on IRIZ Platform — including but not limited to the BOQ generation engine, permit tracking system, and dashboard interface — is the property of IRIZ Builders and Architects and protected by applicable intellectual property laws.

You retain ownership of all project documents, designs, and data you upload to the platform. By uploading, you grant IRIZ a limited licence to process and store this data solely for the purpose of delivering our services to you.

7. Disclaimer of Warranties

IRIZ Platform is provided on an "as is" and "as available" basis. While we strive for accuracy in BOQ estimates and permit guidance, we do not warrant that:

• Estimates will be accepted by any specific bank without revision
• Permit applications will be approved by any local body
• The platform will be uninterrupted or error-free at all times

IRIZ provides tools to assist and streamline the construction process; final decisions and approvals rest with the relevant banks and government authorities.

8. Limitation of Liability

To the maximum extent permitted by applicable law, IRIZ Builders and Architects shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of the platform, including but not limited to delays in permit approvals, loan rejection, or construction delays.

Our total liability for any claim arising from use of the platform shall not exceed the amount you paid us in the three months preceding the claim.

9. Termination

You may close your account at any time by contacting us. We reserve the right to suspend or terminate accounts that violate these Terms, engage in fraudulent activity, or misuse the platform, without prior notice.

Upon termination, your access to the platform will cease. We may retain certain data as required by law or for legitimate business purposes as outlined in our Privacy Policy.

10. Governing Law

These Terms of Service are governed by the laws of India. Any disputes arising from the use of IRIZ Platform shall be subject to the exclusive jurisdiction of the courts of Kottayam, Kerala, India.

11. Changes to These Terms

We may update these Terms from time to time. We will notify you of material changes by email or via a platform notification. Continued use of the platform after changes are posted constitutes acceptance of the revised Terms.
